The Telangana government has granted special permission for the construction of a commercial high-rise building on three plots along Road No. 10 in Jubilee Hills, allowing height relaxation and other planning concessions subject to statutory approvals.

Height restrictions are in place otherwise on high-rise structures in Banjara Hills and Jubilee Hills owing to concerns about earthquake proneness.

According to the order issued by the Metropolitan Area & Urban Development Department, the permission pertains to Plot Nos. 270-K, 270-L and 270-M, following a representation submitted by C.G. Murali Mohan and others, and a factual report furnished by the Greater Hyderabad Municipal Corporation (GHMC).

The government said it examined the applicable building regulations, master plan proposals, road widening plans, planning parameters and precedents before arriving at its decision. It noted that the site abuts Road No. 10, which has been declared a commercial road, and is affected by the proposed 36-metre master plan road widening. The applicants have agreed to surrender the affected land free of cost wherever required.

As part of the relaxation, the government permitted a building height of up to 30 metres, with two additional floors through Transferable Development Rights (TDR) above that height. It also allowed an environmental deck floor subject to Energy Conservation Building Code (ECBC) compliance and certification, covered balcony projections of up to two metres, and setback relaxations wherever permissible under the Building Rules.
